Even if you can't afford the home of your dreams it gets you in the market and allows you to start building equity for your home of the future. In addition it is satisfying to be able to paint your walls, add a deck and customize your house.

Getting Started

Buying a new home requires a major committment of time, energy and resources. Are you ready? The following self-assessment questions will help you decide if homeownership is right for you.

  • Why do you want to own a house?
  • How long do you imagine yourself living in this house?
  • Have you thought about ways your lifestyle would change as a homeowner?
  • How confident are you about your current employment continuing?
  • How would you self-assess your credit?
  • Have you completed a household budget?
  • Are you able to save money every month?
  • How much money do you have saved?

Attend an Information Session
Information Sessions are an informal way to find out more about the RHA, what we do and how we can help. Come meet our staff and find out if we are a good fit. Check out our calendar for the next scheduled session.

Set up an initial consultation
Meet with a Housing Counselor to discuss goals, obstacles, financial situation, credit, debt, housing affordability, etc. Plan on about one hour to discuss your financial situation, housing options, get a mortgage assistance loan estimate, sign up for class, etc.

Please bring as much information to your consultation as you can, including:

  • 2 most recent paycheck stubs.
  • Most recent tax returns.
  • Credit information: if you have not pulled your credit in a while go to www.annualcreditreport.com for a free report. Please note that you will not get a score for free but if you print out the information we’ll have a better idea of what’s going on. Or if you would like, we can do a soft-pull in our office for $10 – ask your Housing Counselor for more information.
  • Debt information: credit card statements, student loans, car payments, etc.
  • If you have been to a lender, please bring in your Good Faith Estimate and Truth in Lending.
  • Anything else that affects your financial situation: child support, divorce decree, etc.

Sign up for a Home Grown Class
The Home Grown Class is a comprehensive homebuyer education class that covers the entire home buying process from budget and debt to working with a lender to closing day and life as a homeowner. We try to have some fun too.

All clients must graduate from the Home Grown Class in order to be eligible for mortgage assistance or to be on the waitlist. Our class is co-taught with Housing Solutions for the Southwest and is accredited by Colorado Housing & Finance Authority and HUD.

Classes are free and offered monthly. We provide some food and drinks. You’ll also receive a localized homeownership book and information to last a lifetime.
